Setting Your Funeral Home Apart from the Rest

A funeral service is an important event to the family and friends of someone who has passed away. There are many funeral homes or crematories available for a family to select for their funeral service. Setting your funeral home apart from the masses can make all the difference in the world.

Within the last ten years personalized funeral services have become very important to client families. Funeral directors are no longer able to just offer generic services, stationery and keepsakes for a funeral or memorial service. The key words are personalization, celebration and technology solutions.

Frazer Consultants is a personalization, technology and consulting solution for the death care profession. Their primary products and services include interactive funeral home website design, tribute video software, funeral stationery software, unique personalized keepsakes, funeral candles, and funeral webcasting software. This is important to funeral professionals because Frazer Consultants puts the power of technology into the hands of the funeral director giving them an edge above their competition.

Mark Smith of McAlister-Smith had this to say about why his funeral home decided to switch to Frazer Consultants Tribute Center Software for funeral personalization:

“Another factor that played into our evaluating the options that were available to us in the market place was market share and market place differentiation. We didn’t want to have the same memorial folders, and the same register books and gift items that everybody in town offered. We were very pleased to know we were the only ones and the first ones in our market place to bring the Frazer memorial products to our market place and since we’ve implemented those products we’ve gotten significant feedback from both our funeral directors who were excited to plan memorial events utilizing these personalized memorial folders that truly help us commemorate and remember the life that’s being remembered. The feedback from families we’re been serving verses seeing an old register book with just a funeral home name stamped on it to see that register book, and that memorial folder and those thank you cards with a verse, a scripture or a poem that’s meaningful to them and to have their loved ones picture included in that process has just been, the response has been overwhelmingly positive.

We are extremely pleased with Frazer Consultants, we only wish you had been around years ago!”

Affordable & Custom Funeral Stationery and Video Tributes

Two of the top requested funeral products for a life celebration today are customized funeral stationery and tribute videos. Client families are asking for these personalized products and funeral directors are able to give families what they want when they use Frazer Consultants Tribute Center all-in-one funeral personalization software.

Thousands of funeral professional utilize Tribute Center funeral software every day to give the families they serve a more fitting life celebration for their loved one. With this software, a funeral becomes more complete, more meaningful because of the personalization it offers.

Whether a family wants to celebrate the life of a golfer, an avid sports fan, music lover, animal lover, or nature enthusiast, the Tribute Center software puts a theme for almost every profession, interest, hobby and religion at their fingertips. With a few clicks of a button, a completely personalized line of funeral stationery, from the register book, to the prayer cards, thank you notes, and funeral programs can be created in-house and affordably. Tribute videos are created with as much ease and as cost effectively with the same program.

With the cost of funerals, and everything else rising these days, people are seeking more affordable choices. This doesn’t mean they wish to sacrifice quality either. To that end, Tribute Center enables funeral professionals to provide client families with more than just a suitable option for personalization. Funeral products created with Tribute Center are affordable, of the highest quality and offer the most personalization options on the market today.

But, don’t just take our word for it, read and watch the video to hear what other professionals in the funeral industry are saying about Frazer Consultants Tribute Center:

“We’re a family owned business. We started in 2010. We opened up kind of from the ground up. Started up just wanting to offer a lower price option for folks and so that’s what we’ve done, but, to not sacrifice service. So, we wanted them to be able have all the other the amenities that they would have had at any other funeral home but just being able to afford it. I get to offer the best looking stationery or the most customized stationery that I know of that’s around. It’s cost effective to where I can actually do that with my business model. So the problem is you can do a lot of those things but it ends up being such an overhead to you that it’s not cost effective and if you have to charge so much for it that folks won’t buy it, how are you ever going to get that out there. It’s a really good advertising tool for us to have out in the hands of all the folks that come to the services.

The main things two things I do is the stationery software and then we use it for the video tribute software. And so, we plan to do some of their other things as time goes on, just trying to take it in baby steps.

And, so far those two things work seamlessly together. All the themes integrate to both the video and the stationery so you have this real cohesive, folks, I mean they don’t realize, the families don’t realize that, they think I sat there and created all that individually. You know, I get a lot of credit for something I just clicked a button and it was just all of the sudden there.

My name is Colby Hankins. I’m with Conner-Hankins Funeral Home in Mountain Home, Arkansas and I appreciate and enjoy the working relationship I have with Frazer Consultants.”

Memorial Products that Client Families Love

Funeral professionals are flocking to Frazer Consultants funeral software for many reasons. First, thousands of funeral professionals rely on the software every day to produce professional funeral products that are receiving rave reviews from client families. The families they serve love the funeral personalization options they have because of this technology. Whether they are looking for tribute videos, funeral stationery, keepsakes, funeral candles, or even a personalized temporary grave marker, Frazer Consultants software is able to put complete personalization options into the hands of the funeral director.

Funeral directors love Frazer Consultants Tribute Center all-in-one personalization funeral software because it gives them the ability to not only create these personalized pieces, but also it gives them the control to do it in-house. What’s more is that the funeral products can be produced affordably and easily.

Here’s what one funeral director had to say about the Tribute Center funeral software and working with Frazer Consultants.

“We actually have two locations one in Chilton Wisconsin and one in Kiel Wisconsin. Our goal as funeral directors is to help families in their time of need and to give them the direction and guidance to help them heal from the grief they are experiencing and get them on the road to recovery.

We started using Frazer about five years ago and the thing that we started with them was, was candles. We used candles where we had to stock about two hundred candles of various different themes.

And what Matt did, he showed us how we could cut that inventory immensely by using the candles that they had designed. And then what we started doing was using the register books, the stationery products and the thing we noticed once we were using that, and personalizing all of the different products from the register books to the thank you notes, to the memorial folders, bookmarks. The families were so, so impressed and so thankful that they have can have something for a memory. It was one of those things where you could give your families the “wow” factor that you don’t get from standardized stationery.

I would say that almost anybody could step in and after two or three times through the program; you got it down and can produce any of the products that are in the program.

My name is Bud Wieting of Wieting Family Funeral, with two locations in Chilton and Kiel Wisconsin, it has been a pleasure over the past five years working the Frazer Consultants and working with the wonderful product that they provide.”

New Ways to Personalize a Funeral

Kathy Sweeney of McAlister-Smith was recently interviewed by Frazer Consultants about the way in which Frazer Consultants Tribute Center Software has helped her funeral home better personalize a funeral and really engage family and friends in a life celebration. She told us this story:

“Well you know what we’ve been able to do in terms of personalizing, has expanded so much exponentially that we really begins to realize that the tribute begins when we meet that family at the front door. And, we start thinking about what we can do that is going to maintain a place in their heart, frankly. And we like think, I told you about that looking for that special thing that’s going to make it so very special, and we had another family that they worked with and their mom, who’s arrangements we were helping with was known for always being someone who could be counted on to bring this particular dish that she made anytime there was an event, to anybody’s home when they had someone pass and what we were able to do was to incorporate the recipe for that dish as opposed to her obituary within the trifold. And, so that was something that nobody expected and it was a wonderful, wonderful piece to walk away from that was close to everybody’s heart.”

What Other Deathcare Professionals Think About Frazer Consultants

Recently, Frazer Consultants sat down with the owners/managers and funeral director/embalmer at Heartland Cremation &Burial Society to receive some feedback about Frazer’s Tribute Center Software.

Watch the complete video testimonial with Elizabeth loos, Andrew Loos, and Andrew Buck now: https://www.youtube.com/watch?v=PMt66xn2HnU&list=UUTK_TyN8frd1Wb42cbQko8g&index=1

Here’s what they had to say:
Elizabeth Loos. Owner/Manager: “I am a fourth generation funeral director. My great grandfather started the business in our little small town of Carrollton Missouri, and Andrew and I never thought that we’d really get into this, but we are extremely pleased that we did.”

Andrew Loos, Owner/Manager: “And so, we got into the business in 1994, it was a little small funeral home called Hinton Funeral Home. We operated it that way until 2001 when we added a division called Heartland Cremation and Burial Society was meant to start to fill the void with the cremation market place we saw in Kansas City.”

Elizabeth Loos: “Not every family has a service but we do meet one-on-one with every family. We realized that cremation is growing more and more and so we really wanted to promote the cremation side to the funeral industry and just make it more personalized – and to be able to do that and be able to offer different services for people and more memorialization and just kind of open it up and just create more of an experience for families than just a traditional service.”

Andrew Loos: “We have a model around here we really like -- we really like when people give us a challenge, we really like when people ask us for something special and we really love those special requests and that’s kind of the foundation, the cornerstone that we founded the company on.”

Andrew Buck, Funeral Director/Embalmer: “From doing the old stationery, or the stationery the old way, with the pre-printed things and things like that, it’s basically the same amount of work, but it’s something more personalized for the family it’s something they can take with them and really take pride in. Doing the Frazer system it’s something that fits the surface better, maybe it fits the deceased’s personal life more, brings out a little more the emotion with the family. It reminds people that might have come to the service that they were, they enjoyed playing poker or traveling or any number of the Frazer, you know, selections.”

Andrew Loos: “We’ve been using the products for about four years, a little over four years. We might take a little different approach; we have all of the, the Tribute Center as part of our web offering as a link. And a lot of our customers are making these decisions from their home. They’re gathering their friends and families around the computer, going through the themes, maybe selecting the verses, the poems, and the prayers and then emailing us the photo and the information that they want in the folder. Sometimes we don’t’ see the family until they are picking up those products and the Tribute Center is really great for us to be able to work with a family that way without them having to even be in our offices.”

Andrew Buck: “I’ve had nothing but good things with Frazer. The delivery, like we talked about, is very quick, economical, personalized service. You know, when I call up and talk to them, they know who I am, you know, they know what’s going on, they know what I want, they know what I need. They are really great about it if I need some things, orders shipped, you know, some of it shipped ground, some shipped overnight -- so I can make a family happy. To get some folders, or some large folders or thank yous or bookmarks or candles, they are more than willing to do that. And then just the options that they have, the options that Frazer offers is above and beyond anything else I’ve seen in my life. Being around the funeral industry I get inundated with things like this for stationery, and going to conventions and things like that, just the number of the options that you have is infinite, basically.”

Andres Loos: “If you’re doing stationery the old way, you haven’t had the chance of handing a man or woman who has lost wife or their spouse, their husband, their son, their daughter -- you haven’t been able to hand them a piece of printed materials that created an emotional connection. If you haven’t had that opportunity, then you’re really missing out on this great connection that we have as funeral directors and taking another simple service or offering or product that we’ve done forever in this business and turning it into something that’s really special and meaningful.”

Elizabeth Loos: “You just need to try this one time and you’ll be sold. Because we were one going into a little hesitantly, you know, are you sure this is going to make this life simpler? And it just took one service to do this and to see how nice the product was, how easy it was to use and how pleased the family was with the final product and we haven’t looked back since. And, we’ve been telling other funeral director friends that you have got to try this, because it really does help maximize your time and just simplify things -- which is what we’re all looking to be able to do.”

You’ll Be Thrilled by the Efficiency of Tribute Center!

Thousands of funeral professionals rely on Frazer Consultants Tribute Center Software every day to produce the highest quality personalized funeral products, all in-house. We’ve been told they enjoy having one technology provider and one software program that handles all of their personalization needs.

Tribute Center enables the funeral professional to easily create personalized funeral stationery in-house, with more than 500 different themes, all from blank card stock. In doing so, this eliminates the need to inventory numerous types of pre-printed stationery, it also cuts costs associated with errors and the time to type each one up individually. But, don’t take our word for it, read what Kathy Sweeney of McAlister-Smith had to say about the efficiency of Frazer Consultants Tribute Center Software:

“There were a number of things frankly, because you know, if you ask Mark Smith, it was the superior product with a greater margin. Because, what we did was it came down to analyzing it at a per funeral cost and that was impressive to him the fact that we could reduce our inventory, our stocking levels. They would always be fresh that I wouldn’t suddenly discover that I had over ordered on something that nobody was ever going to use. What sold me, were the type of things our administrative assistants, the people in the trenches, face every day. It’s very easy to make mistakes and waste products when you’re retying things. The ability to pull everything, all the data pertinent to that particular family straight from our funeral service database software was absolutely critical. And we honestly intended to only use it for our memorial products because we were fairly happy with the product we were using for tribute DVD’s and then we were pleasantly surprised to see that we could eliminate two steps in the process of making our DVD’s and have everything under one roof. I was already happy and then I was thrilled on top of that.”

This software doesn’t make cookie-cutter funeral stationery and keepsakes. It’s all customized. With more than 500 themes and thousands of ways to personalize these funeral products, funeral professional have a powerful, revenue-making machine at their fingertips.

Here’s what one funeral director had to say about Frazer Consultants Tribute Center funeral software:

“We have a business located in Central Wisconsin, the eastern side. We have two locations. We do about one hundred-fifty calls between the two locations.

We have been working with Frazer Consultants for about the last ten years. We started initially with them with their candle program and about four years ago we integrated the personalized stationery products into the offerings that we have for our families.

It’s been huge for us. It’s a great option for families. Some families like something very simple, very traditional -- other families want all the bells and whistles. Frazer’s products allow that.

I know they are cutting edge. They are always looking for the next, newest thing out there. And, that’s the person to follow.

Families love the video tributes. When we started with it, we had to sell it, but now they actually bring their pictures first because they know they want this and they’ve seen it often. We’ve been able to put together some really nice video tributes.

My name is John Wenig. I’m with the Wenig Funeral Home in Sheboygan Falls Wisconsin. We have been working with Frazer Consultants for the past ten years. The products and the services we have received from Frazer have greatly enhanced the services that we provide to our families. It has also been a revenue source for us which has been a very positive thing and a value added item to the services that we can provide.

Frazer Consultants has allowed us to be cutting edge and we look forward to working with them in the future for new ideas and new innovations.”

Personalizing a Funeral – Choosing the Right Theme

Frazer Consultants Life Journey Celebration Stationery has over 500 coordinating themes to assist client families in their life celebration.

Using Frazer Consultants Tribute Center Software and blank stock, funeral directors are able to provide families with personalized funeral stationery that matches any interest, hobby occupation or religious background. This ingenious print-on-demand system enables the funeral director to only inventory blank stock and print what they need, when they need it.

With so many choices to make on theme selection, options available for the funeral stationery alone, Mark Smith of McAlister-Smith had this to say about Frazer Consultants Tribute Center Software and Life Journey Celebration Stationery:

“Having so many theme options available for the funeral director and the arranger in that arrangement conference to choose from and to draw upon and for that director to take a few moments and get educated on those themes can really help un-complicate the process for the family to select the theme or theme options that they want to present to that family. Because the last thing we want to do as funeral professionals is to take an overwhelming process and a burden -- we know the families don’t want to be in the funeral home to begin with so the last thing we want to do is to overwhelm them with an unlimited amount of decisions. So as our directors are able to listen to the life to the life that is being remembered, and kind of do some filtering and provide those options that Frazer Consultants has with those different theme package offerings. To have all that work already done and available to the directors just makes life for the funeral director that much more easier and it makes more value for the family in the end result when they are able to choose a memorial folder and a theme that makes sense in honoring and celebrates their loved ones life.”

Industry Challenges in Handling New Green Fuels and DEF

Hernon Manufacturing has engineered more than 5000 different types of adhesives and sealants. Our problem-solving approach and competitive pricing provides effective solutions for many different types of processes and industries including the petroleum and green fuel industries.

A few of our products are an ideal fit for use with standard petroleum products, DEF (diesel exhaust fluid), and compressed natural gas -- including butane and propane.

Dripstop® 940 & Standard Petroleum
The use of petroleum has been an integral part of our lives since the development of the internal combustion engine. The process of collecting, transporting, storing and dispensing the fuel has evolved over time as more streamlined processes and products have been developed.  Hernon Manufacturing’s Dripstop® 940 is one particular product that has clearly made a difference in the petroleum industry and here’s why:

Hernon’s Dripstop® 940 is a high-speed, anaerobically-curing thread sealant perfect for use with standard petroleum fittings made up of inactive metals such as stainless steel and monel. Dripstop® 940 sealant is engineered with many advantages over conventional pipe thread sealants. For instance, the 940 will cure without shrinkage within the pipe threads creating a tough, insoluble, vibration proof seal that will not leak even if threads are damaged.

Another advantage using Dripstop® sealants for petroleum fittings is that Dripstop is 100 percent active, containing no solvents to evaporate. Dripstop does not shred like thread tape and it’s not subject to cold flow, pressure and temperature phenomena like non-hardening sealants. In addition to being superior to other sealing methods because it does not shrink, stretch, split, rot, distort, wear-out, or relax, joints will never loosen under vibration. Even when the sealant is put through pressure cycling tests, it does not weaken or loosen and continues to block a potential leak path.

Because a leak path can possibly be formed when parts are made-up, that is, threaded together, the sealant forms a plastic shim during the curing process, and can truly become a “custom” seal. The sealant that is not forced out during assembly anaerobically cures to a helical path in the thread roots to form an exacting match of the surface irregularities. The shim mirrors and fills all the voids, scratches, and thread nicks present in even the best-machined straight or pipe threads. Any non-confined or excess sealant material does not cure and thus does not pose the threat presented by particles such as shredded Tefon® tape which could foul valves, circuit elements, and clog screens or filters.

Additionally, grade number 940 has been tested and classified by the Underwriters Laboratories (UL) File Number MH14222 which indicates it does not spark and the fire hazard is small.

Note: Dripstop® 940 shouldn’t be used with certain plastics – testing should always be done to determine compatibility.

Dripstop® 940 & Diesel Exhaust Fluid (DEF)
Hernon Manufacturing’s customers within the Petroleum Bulk Transfer industry had requested a validated DEF compatible thread sealant. Typically, in DEF bulk transport and transfer equipment, stainless steel fittings are used. (A great application for Dripstop 940!)

In response to the customers’ request, Hernon Manufacturing submitted samples of its Dripstop® 940, a pipe sealant that is specifically formulated to work with stainless steel, to a certified and accredited automotive research lab, which conducts thousands of automotive fuel and lubricant analytical tests each month. The purpose of the test was to confirm that Dripstop® 940 was containment free to ISO-22241 standards and therefore compatible for DEF technology. (The test report is available upon request from Hernon.)

The product received the necessary approvals and exhibited 100% passing results for the requirements stated in the ISO-22241 showing it’s compatibility with DEF due to its containment free nature.

Other products previously used within the petroleum industry and not tested could possibly contain elements that could and do contaminate DEF thus causing serious and expensive damage to the SCR system. Because DEF is very “slippery” there have been many issues of leaking particularly where non-curing thread sealants and Teflon tape has been used. Without a validated DEF compatible thread sealant, users will see a lot more leaks with these non-compatible sealants -- even more than normally seen with standard petroleum pipe thread applications. Using Dripstop® 940 in DEF applications, this problem was solved.

Dripstop® 940 & Compressed Natural Gas
Compressed natural gas is a clean-burning alternative fuel that can be used in vehicles as either compressed natural gas or liquefied natural gas. This green fuel is being used more and more in municipalities using compressed gas engines for vehicles. And in most instances stainless steel fittings are used. Another great application for the Dripstop 940!

Hernon’s Dripstop® 940 is ideal for use in devices handling compressed natural gas, with pressures under 300psig, and is UL approved. According to the Underwriters Laboratories, the fire hazard is small because Dripstop® 940 doesn’t spark, and there is no flash point in the liquid state. Dripstop® 940 is also approved for use with butane and propane so long as the pipe size does not exceed two inches in size. And as the Dripstop® 940 is formulated for outstanding effectiveness with stainless steel it is indeed ideal for this application.

Powerseal 932 & Standard Petroleum
Another sealant engineered by Hernon Manufacturing ideal for use with standard petroleum is Powerseal 932. This is a single component, non-curing, non-hardening paste thread sealant which lubricates and seals threaded pipe connections and o-rings. Because it doesn’t cure, it makes for easy assembly and dis-assembly and repair of parts that may often need replacement. It also prevents corrosion and seizing of metal parts. This thread sealant is unaffected by water, oil, ammonia, glycerin, steam, all types of gases, petroleum products, exhaust fumes and most hard-to-hold liquids. Powerseal 932 withstands extreme temperatures and pressures and will not shrink, crack, or crumble.

The Future of Green Fuels
As new fuels are released and demand increases, Hernon Manufacturing continues to work towards providing innovative solutions and products. E85, for example, is an ethanol fuel blend of 85 percent fuel and 15 percent gasoline or other hydrocarbon. This fuel has a number of advantages over conventional gasoline such as reduction in tailpipe emissions, a highly effective octane rating, and increasing engine performance. To keep up with demand, and help move the industry towards greener fuel solutions, Hernon sealants are being scheduled for future tests using E85. The company expects to have an effective solution for not only applications for E85, but also bio-diesel fuel within the next year.

HERNON Manufacturing has been committed to delivering world class adhesive, sealant, and impregnation solutions along with precision dispensing systems for nearly four decades. A long-time member of Central Florida’s industrial manufacturing community, HERNON offers strong brands and technologies, all made in the United States, for a diverse range of industries including: Energy/Power Generation, Medical, Electronics, Electrical, LED, Automotive, Appliances, Sporting Goods, Ammunition, Communications, Aerospace, Aviation, High Tech Audio, Defense, Fire Suppression, Transportation, and Marine. Frazer Consultants Helps Funeral Directors on their Commitment to Excellence

Today, death care professionals and client families have a vast assortment of personalization options from which to choose. Funeral directors owe it to their client families to offer the best, most personalized options that most closely honor their loved ones.

With Frazer Consultants Tribute Center Software, doing just that is easy. With all the personalization options available, the first thought may be, “How are we going to inventory all this preprinted stock paper.” The answer is simple, “You won’t need to.” With hundreds of themes available for personalized funeral stationery, Frazer Consultants funeral technology makes it possible to use blank stock and print-on-demand instead of inventorying dozens of selections. This makes perfect sense and saves both you and your families the time and expense of other types of customization options.

Mark Smith of McAlister-Smith had this to say about how Frazer Consultants funeral software has helped his funeral home in their commitment to excellence:

“Part of our commitment to excellent service and delivering highly engaged, personalized, meaningful events to the families that we serve, we are always continuing looking for new products and services to offer those families. And when we saw the advertisements and received some email notifications, seeing the written publication in our industry publications about the new and innovative products that Frazer Consultants brought to the table we immediately new we needed to get more information. So our staff investigated all the options that were available, we compared to what we were doing now which was great products, they were good products but they weren’t the very best products that we knew were available to the families that we’re serving on the market place and with our commitment to excellence we wanted to have a superior product that was highly personalizable and customizable and would yet produce a quality end product and that’s how we ended up with Frazer Consultants and we’ve been very happy since then. That was the beginning of that relationship."

A Funeral Software Company that Works for Funeral Directors

Funeral software that has been created with the funeral professional in mind, and exists with the sole purpose of making the funeral professional’s job easier. Doesn’t that sound like something you should know more about? Frazer Consultants offers just that! Tribute Center is an all-in-one funeral personalization software suite of products that takes the burden off of the funeral director in terms of creating a unique, customized, and fitting life celebration.

This robust funeral software enables a funeral home to create cinematic quality DVD tribute videos, professional grade funeral stationery, keepsakes, and even offers a funeral webcasting module.

Frazer Consultants works for the funeral professionals. They understand and embrace that concept. Whether a funeral home wants a unique, interactive funeral home website designed or wants to offer the latest personalization options, Frazer Consultants is there for them.

The funeral industry needs this technology. Client families are asking for these funeral products. Frazer Consultants can help.

Here’s what one funeral director had to say about Frazer Consultants ability to help not only the funeral professionals, but the families they serve as well.

“We have a very small funeral home in New Hampshire. We serve about 100 families a year. We signed on with Frazer in 2007 when we needed a few very personalized options for our website and have been with them ever since.

It’s been wonderful. Matt and Mike and Deena, especially have really worked to give us what we were looking for, not only with the website but eventually it did branch out in terms of the stationery as well.

We got a unique item, you know with the motorcycle hearse we wanted to integrate that new service in a big way on to our website. Our original company would not do anything with us at all. Frazer Consultants has been wonderful as far as working with us and what we wanted to do and how we wanted to implement pdfs and additional information that you don’t typically find on a funeral home website. They were able to do that for us.

Frazer’s products came out and we started looking at them a little closer. When we went on to try it, we just found out how easy the software it was to kind of put together a theme for the family, either by the families choice or personalizing the theme all-together.

Not only does Frazer have 500 themes but we are also able to customize the background entirely using a very personal theme or important part of someone’s life to kind of build the theme around.
I’m Mark Cournoyer with the Cournoyer Funeral Home in Jaffrey, New Hampshire. I’ve enjoyed working with Frazer for many years.”

Choosing a General Contractor for Tenant Improvements

Tenant improvements provide an opportunity to enhance your facility, increase its value and make better use of space. Whether you’re in need of an addition, build-out, renovation or other type of tenant improvement, a qualified general contractor should be the first call you make.

Selecting a State certified general contractor can be a project in itself; however, what you should be looking for is simple. You need a general contractor that offers one point of contact, the ability to complete projects on time, a competitive bid, and the references that prove they can satisfy their customers with a quality project that was finished on time and on budget.

Professional Attitude

A reputable company will rise to the surface in your search for a general contractor. A company with professional attitude and pride in doing a job the right way will shine through in their previous tenant improvement projects. This is why references are important when working with a general contractor. Selecting a company with years of proven experience providing exceptional commercial contracting services throughout the state is ideal. They should be able to provide a host of other satisfied customers that you can contact to learn more about their worth ethic and quality of workmanship.

Unique Solutions

Working with your architect or working directly upon your direction, your general contractor should be able to offer his own insight into the project. Often another set of eyes on a tenant improvement project only improves the outcome when that advise comes from years of experience renovating, performing build-outs and additions. Seasoned general contractors have pretty much seen it all – why not take a few moments to listen to their ideas too?

On Target Estimates

Nothing sets a tenant improvement project back like an unplanned expense. Be sure your general contractor has extensive knowledge of each subcontractor field so that he can provide the most accurate estimates. Being excessively over budget or missing important deadlines is not something with which you want to contend.

Tenant Improvement Costs

Tenant improvement costs are of concern to property managers, building owners, other asset managers as well as new tenants. Depending on the situation, the costs of improving any space may be covered by one party, or split between two parties. In the instance of a landlord and a new tenant, they may reach an agreement to split the costs of a renovation in order to come to an agreement that is favorable to both parties. Thereby, knowing what the cost of the tenant improvement will be before executing a new lease or agreeing to renovate your commercial facility is important to budgeting and controlling costs.

When entering into a lease, many tenants will want to renovate an existing space. The scope of this type of renovation can include new carpet, paint, electrical work, major or minor remodel, and possibly even an addition to the space if it doesn’t completely fit the new tenants’ needs. Before signing into the lease, make sure there is a clear understanding of what renovations are needed, who will cover the cost of renovation and what the costs associated are.

In addition to learning about the specific costs, enlist the help of a general contractor that has years of experience estimating jobs of this type. Potential hidden costs can wreak havoc on a budget turning what initially may seem to be a simple remodel into a complicated and costly undertaking.

Basic tenant improvement costs are as follows:
  • Construction Costs
  • Architectural Costs
  • Permit Costs
Some of the items that are often overlooked by asset managers and new tenants that can greatly increase the cost of the tenant improvement are:
  • Electrical Work
  • Plumbing Repairs, Relocations or Additions
  • Mechanical Issues such as HVAC
  • Out of Date Equipment or Deferred Maintenance Issues
  • Outlets, Fixtures, Switches, Service Panels
  • Sprinkler Systems
  • Paint and Flooring
  • Having Walls Removed or Moved
  • New Doors and Windows
Because of the wide variation of tenant improvements that can be made, based on the tenants specific needs, a qualified general contractor with a thorough understanding of the tenant renovation should be hired to complete your project.

Sealcoating 101

Sealcoating is an important part of not only protecting your asphalt from deterioration, but also keeping your parking lot attractive. Many property managers are familiar with the need to sealcoat their asphalt paving, but have specific questions about the details. Often, their questions are very similar, so we thought it best to compile a list of these frequently asked questions to better help you understand the basics of sealcoating.

My asphalt has surface cracks that keep coming back. What do I do about them?
Before sealcoating it is important to seal any existing cracks. If left a crack is not filled, it will allow water in that can cause damage to the asphalt pavement. If the water penetrates the pores of the surface, or worse, under the asphalt into the base, expensive asphalt repairs will be needed to repair the damage. Even after an asphalt parking lot is sealcoated, if the cracks have not been filled first, this damage can occur.

An important thing to note, if asphalt cracks are filled properly the first time, the crack sealing will last the life of the sealcoating. You should not see cracks coming back!

Should we have our asphalt parking lot sealcoated every year?
No. While many sealcoating companies will try to get you to seal your asphalt annually, this is just to pad their pockets! Sealcoating asphalt too much can lead to many problems. Most property managers don’t realize that the first two coats of sealer applied are what actually protect the asphalt. Most of the sealcoating after those initial applications are usually for cosmetic purposes only.

Can we sealcoat our parking lot in hot weather?
Yes, but it must be done using the proper techniques. As you know, asphalt can get very hot, especially in Florida during the summer. Applying sealer when the temperatures are above 90 degrees can cause the sealer to dry too quickly. If this happens it can peel, flake, or get a streaky finish. In order to apply sealcoat in temperatures above 90 degrees, the proper technique is to spray the surface with a light mist of water first. This has a cooling effect on the asphalt. Once the surface temperature has been lowered, the sealer can safely be applied.

A well-paved asphalt paving project can last twenty to forty years if properly maintained. Hiring a reputable paving contractor can save you money in the long run. Not only will you have a parking lot that looks great, the workmanship should last for decades!
